Step-by-Step Instructions for a Hassle-Free Move-In

1/ Once you’ve decided on your desired property

  • First, please inquire about the current vacancy status.

  • You can also make inquiries via the contact page, but during business hours, calling us will allow us to give you a faster and more certain answer.

2/ Submission of the Rental Application Form

Please fill in all required fields on the rental application form—such as applicant’s name, contact information, place of employment, and guarantor information—and send it to us by fax. At this point, we will hold the room for you.
We will conduct a screening based on the submitted application form and notify you of the result by phone.

  • We may ask you to submit additional required documents (*1) during screening.

  • Submitted application forms will be handled strictly as personal information.

3/ Contract & Payment of Contract Fees

We will send the contract documents (*2) and the payment statement by mail, etc.

After confirming, please sign and seal the contract documents, and return them along with the required documents (*1) listed on the application form.

4/ Estimated Contract Fees (for a 2-year contract)

  • Security Deposit: Equivalent to 2 months’ rent

  • Key Money: Equivalent to 2 months’ rent

  • Brokerage Fee: Equivalent to 1 month’s rent + consumption tax

  • Current month’s rent & common service fee + next month’s rent & common service fee (Varies depending on contract date, about one month total)

  • Comprehensive Residential Insurance: 17,000 yen (for 2 years) Different rates for units over 30 m²

5/ Before Moving In

Before moving in, please complete the start procedures (*3) for electricity, gas, and water.
Note: Gas activation requires your presence. Gas is used for hot water in the bath, kitchen, etc.

For telephone and internet, early application will ensure a smooth start of service.

2/ Arrive with just a suitcase.
Find everything ready.

Show up with a suitcase and a couple of phrases like “Hai” and “Arigatou.” We’ll handle the rest — furniture, Wi-Fi, even hangers.

Prefer a double bed over semi-double? Want the desk gone? Need more closet space? If it’s in our warehouse, we’ll swap it. (Just don’t ask for a piano, somebody actually did.)

Because your washing machine will choose 11pm on a Sunday to act up. We’re here — bilingual, responsive, and used to fixing things calmly.
