1. Agreement Overview | 1. 契約概要

These Terms & Conditions outline the use of serviced apartments operated by Gold Plan Ltd. (“the Company”). By confirming a booking, Guests accept these terms. Japanese law and jurisdiction apply.

本規約は、ゴールドプラン株式会社（以下「当社」）が運営するサービスアパートメントの利用条件を定めるものです。予約を確定することで、ゲストは本規約に同意したものとみなされます。本契約は日本法に準拠し、日本の裁判所を専属管轄とします。
2. How to Reserve | 2. 予約の流れ

1. Application
• Complete the application form. For short weekly stays, you may also reserve directly online.
2. Contract & Payment
• Your reservation is confirmed only after the Company receives both payment and a signed agreement.
3. Pre-Arrival Guidance
• Around 10 days before move-in, you’ll receive check-in details and mailbox/lockbox codes by email.
4. Move-In / Move-Out
• Standard check-in: after 3:00 PM.
• Standard check-out: by 11:00 AM.
• Early check-in / late check-out is available for a fee.
5. Monthly Contracts
• For stays exceeding one month, invoices will be issued monthly by email. Please settle by the due date.
6. Deposit Return
• Your security deposit will be refunded within 30 days after check-out, minus any costs for damages, unpaid bills, or excess utilities.

1. 申込
• 申込書に必要事項を記入してください。短期（週単位）滞在の場合は、オンライン予約も可能です。
2. 契約・支払い
• 支払い完了と署名済み契約書を当社が受領した時点で予約が確定します。
3. 事前案内
• 入居日の約10日前に、チェックイン方法やメールボックス／ロックボックスのコードをメールでお送りします。
4. 入退去
• チェックイン：午後3時以降
• チェックアウト：午前11時まで
• アーリーチェックイン／レイトチェックアウトは有料で可能です。
5. 月契約
• 1か月を超える滞在は毎月請求書をメールで発行します。期日までにお支払いください。
6. 保証金返金
• 保証金は退去後30日以内に返金しますが、損害・未払い・公共料金超過分があれば差し引かれます。
3. Payments | 3. 支払い方法
EN:
• Accepted: bank transfer or credit card.
• Weekly stays: credit card only.
• A 3% surcharge applies for credit card payments.
• All bookings are confirmed on a first-come, first-served basis.
• Required documents may be requested before approval.
JP:
• 支払方法：銀行振込またはクレジットカード。
• 週契約はクレジットカードのみ。
• クレジットカード払いには3％の手数料が発生します。
• 予約は先着順で確定します。
• 必要に応じて、予約審査のため書類提出をお願いする場合があります。
4. Cleaning & Utilities | 4. 清掃・公共料金
EN:
• Serviced Apartment Plan: Includes weekly cleaning and linen replacement.
• Monthly Stay Plan: Cleaning not included; available on request at extra cost.
• Utilities (electricity, water, gas, internet) are included up to ¥15,000 per month per unit. Excess will be billed based on actual usage.
JP:
• サービスアパートメントプラン：週1回の清掃とリネン交換込み。
• 月契約プラン：清掃サービスは含まれず、希望時は有料対応。
• 電気・水道・ガス・インターネットは、月額15,000円／部屋まで家賃に含まれます。超過分は実費で請求します。
5. Cancellation & Early Termination | 5. キャンセル・早期解約
EN:
• Weekly Plan:
• Cancel 1+ day before check-in → full refund.
• Same day or after → no refund.
• Monthly Plan:
• Before move-in → up to 1 month’s rent may be forfeited.
• After move-in → 30 days’ notice required; rent for that period remains payable.
• If a discounted long-term plan is shortened, normal rates apply retroactively.
JP:
• 週契約：
• チェックイン1日前まで → 全額返金
• 当日以降 → 返金不可
• 月契約：
• 入居前 → 最大1か月分の家賃没収の場合あり
• 入居後 → 30日前の解約通知必須。この期間の賃料は支払義務があります。
• 長期割引プランを短縮した場合は、通常料金が遡って適用されます。
6. Apartment Allocation | 6. 部屋の割当
EN:
We aim to provide the exact apartment reserved. If unavailable due to maintenance or unforeseen circumstances, an equivalent or upgraded unit will be arranged at no extra cost.
JP:
ご予約いただいた部屋を提供できるよう努めますが、メンテナンスや予期せぬ事情により利用できない場合は、同等またはアップグレードされた部屋を追加費用なしで手配いたします。
7. 24-Hour Quality Assurance | 7. 24時間保証制度
EN:
If the apartment is significantly different from what was described or is uninhabitable, please notify us within 24 hours of check-in. We will repair, relocate, or provide a refund if no suitable alternative is available.
JP:
記載内容と著しく異なる、または居住不可能な場合は、チェックイン後24時間以内にご連絡ください。当社は修繕・代替部屋への移動・返金のいずれかを対応します。
8. Corporate Use | 8. 法人契約
EN:
For corporate stays, additional documentation may be required:
• Certificate of company registration
• ID of representative
• Corporate seal (if applicable)
• Corporate payment method (bank transfer or company card)
JP:
法人契約の場合、以下の書類が必要となる場合があります。
• 商業登記簿謄本
• 代表者の身分証明書
• 会社印（必要な場合）
• 法人振込または法人カード
9. House Rules | 9. ハウスルール
EN:
• Quiet hours: 10:00 PM – 7:00 AM
• No smoking inside units
• No subletting (Airbnb prohibited)
• No disruptive or unlawful activities
JP:
• 静音時間：午後10時～午前7時
• 室内禁煙
• 転貸禁止（Airbnb不可）
• 迷惑行為・違法行為禁止
